Commercial real estate in Missoula

Tell us what you need the property to do. We organize the search or marketing, arrange tours, compare the costs and negotiate the terms. We coordinate property questions with your lender, attorney, contractors and closing team, and keep the lease or purchase timetable connected.

Let’s talk about your space ↗
01

Find a space your business can actually use.

A storefront, office and shop need different things. We ask about customer parking, deliveries, loading doors, power, storage, signage and the work you do each day. We find options and arrange tours, then help check the intended use with the appropriate offices. Before you choose, we compare base rent, additional charges, improvements, deposits and when rent would begin. We negotiate the business terms and coordinate lease review with your attorney.

02

Work out whether buying makes sense.

If you are considering your own building, we help compare available properties and the costs of buying with the costs of staying in a lease. We bring the property questions to your lender, accountant, inspectors and contractors: cash needed, building condition, repairs, operating costs and room for the business to change. We handle tours, offers, negotiations and the transaction deadlines.

03

Put your property in front of the right prospects.

We meet at the property, discuss pricing or lease terms and work through what a buyer or tenant will need to know. We gather available plans, lease information and expense records; arrange photos and agreed marketing; and handle inquiries and tours. We compare proposals with you, negotiate your instructions and stay involved through the sale or lease signing. If tenants or an operating business are in place, we plan access and confidentiality before marketing begins.

04

Separate the building from the business decision.

Buying a rental property, selling a business or taking over a leased location? First we establish what is actually included: real estate, equipment, inventory, a lease or other business assets. For investment property, we ask for existing leases, documented income, expenses and known repair needs rather than relying on projected returns. For a business transfer, we agree on the brokerage work we can undertake and bring in the legal, accounting, lending and licensing help the transaction needs.

05

Talk with the people doing the work.

Tommy Evans brings an operations, engineering, technology and management background to his commercial and residential real estate work. Jerry Hogan also handles commercial property at Missoula Realty. You can contact either directly; each office listing names the agent responsible for it. We start with the property and your plans, then tell you what we can take on and where another specialist is needed.

You may be wondering.

How much will the space really cost each month?

We ask how the rent is quoted, which expenses come on top and who pays for utilities, maintenance and repairs. We also look at deposits, improvements and scheduled increases. Two spaces with the same advertised rate can leave you with very different bills.

What if the space needs work before we can open?

We coordinate the questions and estimates with contractors, the landlord and the relevant offices. Then we negotiate who handles the work, who pays and how approvals or construction affect rent commencement and opening dates. Contractors and permitting officials confirm the work and approvals; we keep those answers connected to the lease decision.

Can we start before our current lease ends?

Yes. Send us the lease and we coordinate its review with your attorney, including renewal notices, move-out obligations and assignment or subleasing restrictions. We use those dates to organize the search, negotiate the next lease and plan the handover.

Can I start with you about buying or selling a business?

Yes. We establish what is included—real estate, a lease, equipment, inventory or other business assets—and agree on the brokerage work. We coordinate the property, financial-record and contract questions with the appropriate legal, accounting, lending and licensing professionals. If you need those connections, we make introductions and organize the next steps.
