Compare the cost of occupying the space.

Base rent is one line. Put operating costs, improvements, use and renewal terms beside it.

Two spaces advertised at the same rate can have very different occupancy costs. Before choosing a location, ask for the rate basis, lease structure and additional charges in writing.

Translate the quoted rate

Confirm whether the quote is dollars per square foot per year, per square foot per month or a fixed monthly amount. At $20 per square foot per year, 1,200 square feet means $24,000 of annual base rent, or $2,000 per month, before additional charges. This is an arithmetic example, not an available listing or market rate.

Ask what comes on top

Clarify responsibility for property taxes, insurance, common-area maintenance, utilities, repairs and administrative charges. For estimated charges, ask how reconciliation works and request available supporting history. Labels such as gross or NNN do not replace reading the actual allocation of expenses.

Put the business in the space

Confirm permitted use, zoning, parking, access, signage, utility capacity and any licensing needs. Estimate improvements with qualified contractors. Negotiate who pays, what requires approval and when rent begins if work is delayed.

Look beyond the first year

Compare increases, deposits, guarantees, renewal options, assignment, subleasing and restoration obligations. Calendar any notice required to exercise an option. An option with a missed deadline may not provide the flexibility you expected.

Coordinate the decision

Bring your required opening date, budget, size range and operating needs. An agent can organize the search and negotiate business terms, while your attorney, accountant and relevant contractors assess their areas of expertise.

General information, not a property-specific determination or legal, tax, lending or engineering advice. Applicable agreements and the relevant authorities govern your situation.
