Land & acreage in the Missoula area

Tell us what you want to do with the land. We coordinate the search or sale, gather available records and bring the access, utility and land-use questions to the people who can answer them. We organize site visits, follow up on the investigation and keep it tied to the contract dates.

Let’s talk about the land ↗
01

Start with what you want to build or do.

A place for a house, room for animals and a site for a business call for different checks. We talk through your plans, budget and timing before narrowing the search. The purchase price is only part of it: a driveway, utility extension or wastewater system may change what you can afford to do.

02

We gather the records behind the listing.

We request available surveys, title information, easements, covenants, well and septic records and utility details. We identify the city or county responsible for land-use questions. A Missoula mailing address does not settle jurisdiction, and a road on a map does not establish your legal right to use it. We follow up on gaps with the appropriate title professional, surveyor or attorney.

03

We coordinate the investigation of your intended use.

We contact planning staff, utility providers and qualified site professionals to organize the questions, records and site work needed. Can the intended use be approved? What needs investigation for water, wastewater, access or floodplain conditions? What would the work cost? We follow up on the answers and explain how unresolved issues affect the purchase. The relevant authorities and specialists make the technical and approval determinations.

04

We put the investigation on the calendar.

We identify the information and specialist work you need, then negotiate an offer and investigation period around those tasks. We follow up on requested records and keep deadlines visible. If a question is still unanswered, we talk with you about the choices under the contract instead of treating silence as an approval.

05

Selling land? Help buyers understand what is there.

We walk through your plans, review relevant land sales and gather the property information you have. We arrange photos and, when useful, drone photography to show the setting and access. We describe known features accurately, identify unresolved questions, handle inquiries and site visits, and work through offers and closing. A marketing image is never a substitute for a survey.

You may be wondering.

Who coordinates the checks before I buy land?

We do. We organize the available records and coordinate questions with the title company, planning office, utility providers and the specialists your proposed use needs. We arrange access and follow up within the investigation period. Those professionals confirm their areas of expertise; we help you decide what their findings mean for the transaction.

Does a parcel for sale mean I can build on it?

No. The intended use needs its own investigation. We coordinate the records, offices and specialists needed to assess access, restrictions, utilities and approvals for that particular parcel.

What should I send you first?

An address, parcel number or listing link, plus a few words about your plans. You do not need a complete file. If you own the land, existing surveys, title materials and well or septic records help us understand what is already documented.

Can you help with acreage outside Missoula?

Yes. Our office works in surrounding western Montana communities as well as Missoula. Send the location so we can discuss the property and the local records and professional help it will need.
