What does a real estate agent do for you?
Start with Missoula Realty. We coordinate the people, appointments, property questions and deadlines from the first conversation through closing or lease signing. You have an agent to call who knows what is happening across the transaction and what needs to happen next.
Talk through the property with us ↗You bring the plans. We organize the work.
Need a loan officer, an inspector or a title company? We make introductions, arrange the next steps with the providers you choose and keep their work connected to the contract. We schedule access, request updates, follow up on missing information and explain what needs your decision. You choose the providers, approve costs and sign the required documents. We take on the coordination so you can keep living your life.
We bring the local context to the decision.
An asking price is one piece of information. We also review permitted MLS sales and listing history, visit the property, speak with the agents involved and draw on the transactions our team works on. Condition, concessions, financing hurdles, inspection findings and timing can change what a comparison means. We explain what the evidence supports, what we have learned and what still needs checking. Confidential information stays confidential.
We work through the property behind the photos.
Is the asking price supported by comparable sales? What do the disclosures say? Does that extra room have the approvals you need? A Missoula house, a manufactured home on a rented lot and acreage outside town each need different checks. We request available records, follow up on gaps and help identify what an inspector, lender, surveyor or other specialist needs to confirm. A listing description starts the investigation.
We put your instructions into an offer and negotiate it.
Price matters. So do financing, inspections, included items, deadlines and possession. We explain the proposed terms and the consequences of changing them, prepare the offer and handle the back-and-forth. If another offer is on the table, we help you decide what you are comfortable changing. You choose your limits; we negotiate within them.
We keep the people and deadlines tied together.
If an inspection raises a roof concern, we coordinate the next inspection or estimate, discuss your contract options and negotiate the request you choose. We stay in contact with the lender and closing team, track the dates and follow up on outstanding work. When a delay affects the next step, we explain the choices and request an extension when appropriate. An extension requires agreement; you hear about the issue while there is still a decision to make.
You have someone to handle the difficult conversations.
We take the calls, ask the follow-up questions and carry your offers and responses to the other side. That gives you room to consider a repair request or counteroffer without having to answer on the spot. We keep your private negotiating position confidential as the law allows, while meeting disclosure duties. Having an agent does not remove your own obligations or guarantee that a problem will be found.
Selling? We take on the work around your life.
We meet with you, answer your questions and explain pricing and market context. We arrange photos and drone photography when useful, write and market the listing, coordinate showings and follow up with buyers’ agents. We compare offers—including multiple offers—negotiate your instructions and work through inspections, deadlines and closing. Before starting, we agree on the services, costs and how we will keep in touch.
At Missoula Realty, you know who to call.
Your property page names the person handling the listing and gives you their phone and email. You can also speak with Shelly Evans, the Owner/Broker who founded this office in 2018. We work from South Reserve and help with homes, manufactured homes, land and commercial property. Tell us what you need; we will discuss who in the office fits the work and where outside expertise belongs.
You may be wondering.
Do I need a loan officer or inspector before calling you?
No. Call us first. We can introduce you to providers, coordinate appointments and property access, and keep their work aligned with the transaction dates. If you already have a lender, inspector, attorney or accountant, we work with them. You choose who to hire; we handle the follow-up and keep you informed. Each professional remains responsible for their own advice, approval or report.
What do I still need to do myself?
Tell us your goals, provide the information and documents requested, approve costs and make the decisions. We explain the choices, prepare and negotiate the transaction documents within our role, coordinate the other professionals and track the deadlines. We let you know when a signature, lender document or decision needs your attention.
If I found the home online, can you still represent me?
Yes. Send us the link, even if another brokerage listed it. We explain representation before acting for you, arrange access and help you evaluate the property and negotiate a purchase. Finding it yourself does not remove the need to decide who is working for whom.
What does licensed representation mean in Montana?
Montana law sets duties for licensees, including reasonable care and handling known material information. Duties depend on the role. A buyer’s agent represents the buyer; a seller’s agent represents the seller. Dual agency has limitations, and a statutory broker is not either party’s agent. We explain the role and written agreement before proceeding.

A state license authorizes real estate practice. REALTOR® identifies a member of the National Association of REALTORS® who subscribes to its Code of Ethics. The terms are not interchangeable. When you work with us, we explain who will represent you, their role and the experience they bring to your property type.

Montana law generally requires active brokers and salespersons to maintain professional liability insurance, also called errors and omissions insurance. Coverage concerns professional liability and depends on the policy’s terms, exclusions and claim requirements. It is not a warranty on the property or a promise to cover every loss. Ask about coverage if it matters to your decision.

Montana generally keeps realty transfer certificates and their contents confidential, with statutory exceptions. Public information is therefore not a complete record of every sale or its terms. An online estimate or AI answer depends on the information its provider can access. We combine permitted MLS information with property review and local transaction experience, then explain which comparisons fit your property and why.

Yes. Tell us what you own or want to do, even if you do not know which service you need. We identify the agent, records and professional work the assignment calls for, explain the scope and fee, and coordinate the next steps. For inherited property or a business transfer, we work with the authorized decision-makers and bring in the legal, tax or valuation help the situation requires.
What will you explain before we get started?
We explain who will do the work, what is included, how we will keep in touch, how long the agreement lasts, how it can end and what you may owe. Brokerage fees are negotiable. We discuss the agreement and any contribution toward your buyer-broker fee before you commit; a buyer’s agent is not automatically free.
